Installation of hardwood floors requires special tools and conformance to specific methods that are dependent upon criteria that is site-specific, such as sub-floor type, humidity, etc. For these reasons, Choice Hardwoods recommends that installation be performed by certified trained installers proficient in the installation of hardwood flooring. It is the responsibility of the purchaser to select a suitable installation company. The guidelines that follow are not intended to be step-by-step instructions, but rather as important guidelines for both end-user and installer.
Care & Maintenance
Guidelines for Proper Care & Maintenance
DOWNLOAD PDF
Proper care and maintenance will help to make certain that your floor is beautiful for years to come. Simply follow our prevention and maintenance steps and your hardwood floor will provide you a lifetime of value.
Initial Care
Following installation, clean with hardwood floor cleaner. If the floor was glued down, remove any left over adhesive with an appropriate adhesive remover.
Routine Care and Maintenance
To help prevent severe damage to your floor, never wet mop or flood it with water or other liquids. Vacuum, dry mop, or sweep your floor at least once a week, or more if needed. Don’t let sand, dirt, or grit build up. They can act like sandpaper and actually abrade and dull your floor finish. The best method of removing dirt and grit is vacuuming with a soft brush attachment on your vacuum. The vacuum head must be brush or felt, but a wand attachment is preferable. Do not use vacuums with hard beater bar heads. A mop with terry cloth cover is also highly recommended, as these mops are designed to eliminate finer particles of grit and dirt.
Place proper floor mats at each entryway to collect excessive moisture and dirt that could be tracked into your home. The tiny particles in dirt are like sandpaper and will scratch your floor. Avoid using rubber-backed or non-ventilated mats or rugs as they can damage your floor. Use mats made especially for hardwood floors. Remember to shake them out regularly and promptly replace them when needed. In addition to entryways, be sure to place mats in any areas where there is heavy water use, such as near a kitchen sink or bathtub.
Spills
Spills and tracked-in dirt should be wiped up immediately. When a spill occurs, soak up the liquid right away, mist the area with an industry-approved hardwood floor cleaner and wipe with your mop, floor cloth, or soft clean cloth. For spot cleaning, apply an industry-approved hardwood floor cleaner onto mop or soft clean cloth and rub onto the spot.
Chewing Gum, Candle Wax
Cleaning
Vacuum - Vacuum, dry mop, or sweep to remove any loose dirt or grit. The best method of removing dirt and grit is vacuuming with a soft brush attachment on your vacuum. If using a dry mop, remove any loose dirt or grit after dry-mopping by rinsing with water and wringing out the mop pad prior to cleaning floor with an industry-approved hardwood floor cleaner.
Spray - Lightly mist a 4’ x 6’ area of your floor or directly mist the cleaning pad with an industry-approved hardwood floor cleaner.
Clean - Using a slightly dampened, well wrung-out cleaning pad, thoroughly clean the floor surface using your mop. Finish one area before moving on to the next and repeat the process. When your mop pad becomes soiled, rinse with water and thoroughly wring out the pad. When the mop pad becomes excessively soiled, replace with another clean mop pad and launder soiled mop pad. Continued use of excessively soiled pads may cause streaking.
General Tips & Preventative Maintenance
Re-coating
If your floor is showing excessive wear beyond normal cleaning, you may want to consider screening and re-coating. Abrading the existing finish with a buffer and then applying a finish coat before your floor’s finish is completely worn down will reduce the need for a complete re-sanding.
If you care for your floor properly, you can re-coat and delay the need for a complete re-sand and refinish, which will save you a significant amount of time and money. You can learn more and find re-coating products at most home hardware suppliers. If you have questions, it’s recommended that you ask a flooring professional before re-coating.
Refinishing
Sanding the existing finish off to bare wood and leveling the floor is required when the finish is worn or damaged beyond what re-coating can repair. Refinishing your floors properly will restore the natural beauty of your floor to a new appearance and condition. If you have questions, it is recommended that you ask a flooring professional before refinishing.
Sustainability
California Air Resources Board (CARB)
CARB2 is a certification process instituted by the California Air Resources Board (CARB) to reduce formaldehyde emissions and protect the public from airborne toxic contaminants. The CARB2 compliant seal indicates that the product’s formaldehyde levels are well within the safety limits. It’s worth noting that CARB2 regulation applies to almost all composite wood products ranging from cabinets, countertops, and doors to furniture, molding, toys, and even photo frames.
You'll be happy to know that all Choice Hardwoods products are CARB2 certified and will not emit any volatile compounds that would pose a danger to you or your family.
SGS CARB (ATCM) Certification
The ATCM regulation covers airborne pollution sources such as vehicle emissions, petrol stations and automotive maintenance workshops, medical and residential waste incinerators, and dry cleaning operations.
ATCM also aims to reduce formaldehyde emissions in composite wood products. These include hardwood plywood (HWPW), particleboards (PB) and medium density fiberboards (MDF), as well as furniture and other finished products made with these materials.
The regulation impacts the whole supply chain, and our CARB certification services help to achieve compliance through product testing, factory inspections and factory quality control certification.
Responsible Procurement Program (RPP)
The National Wood Flooring Association's Responsible Procurement Program (RPP) is a joint initiative between leading environmental groups and industry manufacturers committed to producing and promoting wood floors that come only from environmentally and socially responsible sources, improving forest sustainability for future generations.

American Choice Warranty
The warranties described apply to the original purchaser only and are subject to the Procedures, Limitations, Exclusions, and Disclaimers as set forth herein. These limited warranties are not transferable or assignable. The warranties are applicable to Choice Hardwoods approved products only, purchased after January 1st, 2015 for light commercial use. For complete list of commercially approved products, contact Choice Hardwoods.
LIMITED WOOD WEAR LAYER WARRANTY
25-Year Limited Residential Wear Layer Warranty for 1/2" Engineered products
5-Year Limited Commercial Wear Layer Warranty for 1/2" Engineered products
Choice Hardwoods warrants to the original purchaser only that Choice Hardwoods' 1/2" thick floors will not wear through the top of the veneer within twenty-five (25) years from the date of installation. Wear is defined as at least 0.1-inch surface wear-through over at least 5% of the area of the total installation for a project. Additionally, Choice Hardwoods warrants the structural integrity of the floor against delamination of the top ply of veneer for a twenty (25)-year period for 1/2" thick products.
LIMITED FINISH WEAR WARRANTY
The product's finish is warranted to the original purchaser for three (3)-years against wear-through from the time of purchase. Finish wear-through is defined as 100% finish removal over at least 3% of the area of a total floor installation for a project. NOTE: Gloss reduction or surface scratches in the finish are not considered surface wear and are not covered under this warranty. Dull finish can be corrected with spot or overall recoating care systems. Choice Hardwoods' floors are not recommended for applications such as areas of intense or extremely heavy foot or vehicular traffic, (e.g. department store aisles or airport terminals or industrial floors) and such applications are not covered under this warranty.

Please let us know the exact location and the precise date of the installation so that we can include them in our records. Choice Hardwoods' sole obligation under this limited light commercial warranty is to either: (1) provide flooring planks to replace the actual planks that failed to meet the applicable warranty (the "defective planks") or (2) refund the purchase price (as described below) if Choice Hardwoods determines that it is not commercially practical to provide replacement planks. Choice Hardwoods shall have the sole authority to select replacement flooring products. Choice Hardwoods shall not be responsible for any costs associated with the removal, refinishing or replacement of any flooring products or with the removal or replacement of cabinets, appliances or any other fixtures or items that may need to be removed and replaced as a result of replacing any flooring products. The term "refund of the purchase price" shall mean the amount that the purchaser paid for the defective planks (as either established by the purchaser's original invoice or by Choice Hardwoods using its standard pricing tables in lieu of an original invoice) prorated over the remaining life of the term of applicable limited warranty. Choice Hardwoods makes no warranty other than the warranties described in this document and assumes no responsibility beyond providing replacement flooring or refund of the purchase price sufficient to satisfy the warranty claim. WARRANTY EXCLUSIONS
Wood is a natural product containing natural variations in color, tone, and graining. Choice Hardwoods does not warrant against natural variations in color, mineral streaks, small knots, and grain variations from plank to plank. Nor does Choice Hardwoods warrant against natural variations, color, gloss level, or UV discoloration between samples/models and installed flooring. Any sample or model is for demonstrative purposes only, and such sample or model does not create a warranty of any kind that the goods you purchased shall conform thereto. Any warranties based on any such sample or models are specifically disclaimed.
The warranties for these flooring products shall be VOID under the following circumstances:
Improper Installation:
Installation must be in accordance with the current Choice Hardwoods installation instructions included in the cartons of material or the warranty is voided. In addition, Choice Hardwoods is not responsible for material installed with visible defects. Damage caused by improper storage, handling or installation methods invalidates these warranties.
Improper Maintenance:
Failure to maintain the flooring products in accordance with a commercial floor care system approved by Choice Hardwoods will void the warranty. Damage to the flooring such as dents, scratches, or dulling of the finish (loss of gloss) are NOT covered. Wet or damp-mopping the floor with water or other substances will also invalidate these limited warranties. In addition, the following are NOT covered under these limited warranties: use of hardwood cleaning machines, auto-scrubbers; use of non-recommended maintenance and floor-care products including but not limited to oil soaps, liquid or paste wax products, or other commercial cleaners that contain acrylic; neglect or abuse including but not limited to taking proper precaution to protect furniture legs and feet with protective pads to reduce scratches and dents; not using dollies and protective plywood when moving heavy objects, furniture, or appliances.
Improper Environment:
Choice Hardwoods floors are not warranted against damage caused by man-made or natural disasters, including but not limited to leaking or broken plumbing, landscape watering/irrigation, fire, flood, earthquake, insect infestation or standing water during or after construction or normal wearing of the finish in high traffic areas, pivot points and seating areas; or other extraordinary circumstances such as extreme low humidity (below 35% for an extended period of time). In extreme low humidity conditions (below 35%), planks may shrink and or exhibit surface checking even after the humidity returns to a normal level. The sun and its UV rays cause the aging of wood and therefore can cause the stain and/or wood to fade and/or change color; therefore, fading or discoloration due to exposure to sunlight and its UV rays are not covered by these warranties.
WARRANTY DISCLAIMERS

Please read the following information in regard to the proper maintenance of your wood flooring. In order to protect your new hardwood floor and to keep it looking new, it is important to follow some basic procedures to protect it for years to come. Our factory finish is one of the most advanced finishes made today. The finish contains aluminum oxide which offers increased protection that allows for a better wearing finish, yet the finish is still capable of scratching and losing some of the gloss level.
By simply following our recommendations the floor will give you years of service.

REPAIR PROCEDURES
Use of fillers or touch up kits available can help to repair minor scratches and/ or gouges in the floor. In the event that a board has become damaged beyond repair it is possible to remove an individual board and replace it with a new one according to our installation instructions regarding single board replacement.
RECOATING PROCEDURES
When the hardwood floors have lost their shine, they usually can be recoated to restore the desired gloss level using the Bona PrepTM system with Bona TrafficTM or Bona StrongTM finishes or Basic Coating's Tykote® System with Street Shoe® or Street Shoe® XL. Prior to recoating the floors the finish manufacturer instructions must be followed properly to help ensure a successful application of finish.

Indoor Advantage Gold Certification
All of Choice Hardwoods’ American Choice series have achieved the Indoor Advantage Gold certification for building materials. The Indoor Advantage Gold certification assures that building material products support a healthy indoor environment by meeting strict indoor air quality (IAQ) chemical emission limits for volatile organic compounds (VOCs). One of the built environment’s most trusted assurances of indoor environmental quality, Indoor Advantage Gold helps contribute to the LEED v4 standard in the Indoor Environmental Quality category, along with several other building schemes including BREEAM, WELL Building, and Living Building Challenge. It also aligns with both ANSI/BIFMA M7.1 and X7.1 and CA 01350. To be certified, products must be tested by independent labs for compliance with CDPH/EHLB Standard Method V1‐1 for VOC emissions of concerns. Choice Hardwoods Installation Guidelines
DOWNLOAD PDF
In order to ensure a successful installation and meet warranty requirements, please review the Choice Hardwoods Installation Guidelines carefully.

For spot cleaning, apply an industry-approved hardwood floor cleaner onto mop or soft clean cloth and rub onto the spot.

The CARB2 compliant seal indicates that the product’s formaldehyde levels are well within the safety limits. It’s worth noting that CARB2 regulation applies to almost all composite wood products ranging from cabinets, countertops, and doors to furniture, molding, toys, and even photo frames.

THE ABOVE TERMS AND CONDITIONS OF EACH LIMITED WARRANTY ARE THE SOLE AND EXCLUSIVE REMEDIES AVAILABLE FOR THESE WARRANTIES. CHOICE HARDWOODS SPECIFICALLY DISCLAIMS ALL OTHER WARRANTIES EITHER EXPRESSED OR IMPLIED, INCLUDING BUT NOT LIMITED TO ANY IMPLIED WARRANTY OF MERCHANTABILITY OR FITNESS FOR ANY PARTICULAR PURPOSE. THE REMEDIES AS MORE FULLY DESCRIBED IN ABOVE LIMITED WARRANTIES ARE THE SOLE AND EXCLUSIVE REMEDIES AVAILABLE FOR ANY BREACH BY CHOICE HARDWOODS OF ANY EXPRESSED AND/OR IMPLIED WARRANTIES THAT MAY PERTAIN TO THE FLOORING PRODUCTS. UNLESS A STATEMENT MADE IN THIS DOCUMENT IS SPECIFICALLY IDENTIFIED AS A WARRANTY, ANY OTHER STATEMENTS MADE HEREIN, OR BY YOUR SELLER, ARE NOT WARRANTIES AND ARE NOT PART OF THE BASIS OF THE BARGAIN FOR THE SALE OF THE FLOORING PRODUCTS.

(Paints, coatings, sealants and adhesives must also meet VOC content requirement in addition to the IAQ emission standard).
SGS CARB (ATCM) Certification
